This 315,000 sf two building office complex located in the O'Hare office submarket was acquired September 1, 2001 from State Farm Insurance, immediately preceding the 9/11 terrorists attack that devastated the O'Hare office market for several years. We undertook a $3M capital improvement program including all public areas, lobby renovations, elevator upgrades, building HVAC system upgrades, corridor renovations, etc. White Oak principals were responsible for all aspects of these buildings acquisition, joint venture financing with ING Realty Partners, acquisition financing with GE Capital, the property re-development, leasing the office and retail portion of the property to 85% in the aftermath of 9/11, and the sale of the property in 2005 to Fulcrum Asset Advisors for a small profit.
