The site for this 479,000 sf building was acquired in late 2000 along with the 555 West Monroe site and residential tower site. White Oak principals designed and implemented a multi-faceted joint venture program with CB Richard Ellis Investors for a multi-phased development of all three phases.  White Oak principals were responsible for all aspects of this site’s acquisition, joint venture financing with CBRE, City incentives (TIF) for the development and anchor tenant (USG), construction financing with Key Bank as well as four additional participant banks, the property development, leasing the office and retail portion of the property to 95%, and the sale of the property to SEB in 2006.

White Oak principals designed and implemented a multi-faceted joint venture program with CB Richard Ellis Investors for a multi-phased development of all three phases.  White Oak principals were responsible for all aspects of this sites acquisition, joint venture financing with CBRE, City incentives (TIF) for the development and anchor tenant (Quaker Oats), construction financing with Key Bank as well as two additional participant banks, the property development, leasing the office and retail portion of the property to 95%, and the sale of the property to Prudential in 2002.
